Why the seller loves living here:

One thing we love about Summerville is that it still has the feel and character of a small town but is only minutes from world class restaurants and shopping.

Our neighborhood is great for evening walks, sitting on your front porch, oyster roasts and Lowcountry boils with friends, family and neighbors.

We love to eat at many of the wonderful local restaurants, but for a special occasion we like to dine at Middleton Place – a five minute drive from our front door.

Publix, Harris Teeter, Earth Fare are just to name a few of the grocery stores available.

When we bought this property, we were drawn to how peaceful it is.  After working all day and dealing with the stresses of work, etc.,  you feel it all leave as soon as you turn on Ashley River Drive.

Love that we can put our boat in the Ashley River and never leave the neighborhood.  You can have a party or picnic right by the river.  Nature is abundant.  Always something to see.  Eagles fly right over the house and owls hoot at night.
We love birdwatching and this area is world class for birding.  We also love gardening and have a wonderful organic garden.

Since we installed a new heat pump last year, our average electric bill is $186/month.

SCEG/Suburban Propane/Republic Trash/Buck’s Well and Drilling.  Have never had to call anyone about the septic tank.

WELCOME HOME TO 539 Castle Hall!

If you have been looking for cute updated home with a private, shaded lot in the Longpoint neighborhood, this house is for you!  The Sellers have loved and spent time on this 3 BR, 2 ½ BA home turning it into the beauty on the block!   Since purchasing in 2013, which at that time had just received a new roof, they have been putting their personal touches into all the details.  They replaced all the kitchen appliances to stainless, removed all the popcorn ceilings and freshly painted throughout, including replacing commodes and painting the bathrooms.  They put crown molding in the kitchen and replaced all light fixtures and ceiling fans.

The wood laminate floors they put down are absolutely gorgeous and were the top of the line in their category, which you can really tell when inside the home and by the pictures.  Their attention to detail does not stop there:  they added gutter systems and have worked hard turning the home’s yard into a soft and comfortable place to spend time with your family in the quiet and shade.  They just completed updated exterior paint, so you can rest assured the home has been maintained and brought to a whole new level of beauty!  It is a great home with a nice flow to the rooms; while you are in the kitchen you have great access to your backyard and the living room, with a great dining space between.  It is a great hybrid of an open floor plan but still having a delineation between living spaces.  The master bedroom has a wonderful, perfectly sized balcony to privately relax at the end of the day and while you watch the world go by, you are safely tucked to the side for privacy.

There is no question this neighborhood is very sought after and convenient to all of the great recreational spots Mt. Pleasant has to offer:  the beaches, shopping at the Towne Centre or Market at Oakland, dining by the water at Shem Creek.  The awesome County Park is a quick walk or drive to the back of the neighborhood to go play at the dog park, splash in the water park or host a fun picnic under a shaded gazebo.  If you want to simply enjoy the amenities Longpoint has to offer, you have that option as well!  What more could you want at this price?

Why the seller loves living here:

There are so many things to love about Mount Pleasant! The location alone makes everything we need to or see easily reachable with minimal commute. It's a great area with easy access to several parks and beaches.

Long Point neighborhood is great for families. The streets are quiet but families don't hesitate to peak their heads out and say hello. We love the community pool and easy access to the County Park.

There are several great places eat at nearby! Some great restaurants nearby are Amalfi's, Charleston Bagel and Finn's Brick Oven that are all located in the Belle Hall shopping center just down the street.  If you are in the mood for Sushi, Fuji is a great place to stop and The Wine Bar is a great place to stop after work for a great glass of wine!

When we brought the property we were drawn to the ease of commute to school in Mount Pleasant and work on Daniel Island. The parks and many nearby stores make it very easy to meet our needs without having to go far.

The Charleston area is a wonderful place to live and work. Mount Pleasant especially is beautiful with so many things to see and do without having to travel far.

A few other things I can mention are the nearby kid friendly attractions! We love the nearby County Park, Boone Hall plantation, Sky Zone just down the road and the ponds at Belle Hall for feeding ducks.

WHAT THE SELLER SAYS ABOUT LIVING HERE:

The things we love about our town are almost too many to list. Summerville has that small town feel, yet the conveniences of a large town. Folks know your name when you see them in the grocery store and the entire town fills in the seats of McKissick stadium to watch the beloved Green Wave football team play under the Friday night lights! We're minutes away from several of the historic plantations--Middleton being one our favorite, we visit the plantation and gardens year-round. As our children were growing up, Tim coached and assisted coaching nearly every sport they played and the schools (elementary through high school) are phenomenal. The feeling of community is sincerely what we love the most!

Our neighborhood is peaceful yet the sounds of children playing can often be heard--which is what we have loved about our kids growing up here. When we were looking for a home when the military assigned us here from Texas a child friendly neighborhood was important. We longed for the days our kids could scoot around the neighborhood on their bikes and fellow parents and neighbors weren't shy to interact. We got involved in our HOA Board the first few years we were here (Tina served on the board specifically), we encourage folks to do the same. We loved having a pool we could walk to, as well.

We frequently dine at several of our favorite places in Charleston (since we are only 35 mins or so away), locally we love Margarita's for Mexican, Red Pepper for Italian, Five Loaves for weekend lunches. Montreux is our favorite, the new outdoor dining area is a casual and fun environment!

When we first moved here there was a Piggly Wiggly within 2 miles. Now Publix, Walgreens, CVS, and Spinx are all within 2 Miles in Knightsville! Just a few miles away you will find Target and several Walmarts. For mall shopping and outlet shopping you're only about 20 mins from North Charleston!

Dorchester 2 school district is among the best in the state! And Plum Creek sits right across the street from Dubose Middle School, 2 miles from Knightsville Elementary school and Summerville High School is only 3 miles from us!

We love that we are super close to the ocean! We spend nearly every weekend from March - October on the water! We truly love the Salt Life and slip our boat at Daniel Island Marina which is only about 30 mins away. The beaches are beautiful and we have never got enough of downtown Charleston! We spend time strolling the shops on King Street, lazy days on the lawn at The Battery and the restaurants--we've been here 10 years and I'm not sure we have made it to all of them yet!!!!!

Utilities are better than we have experienced in other states. Our average electric bill with Berkeley county electric is about $150 (obviously seasonality plans in...low months are $95, and high can be a bit over $200 if you're like us and keep the house cold during the summer). Water and Sewer is provided by the city and runs about $70 per month. Gas is with SCEG and is about $25 a month, except for the month of December where it can go up to about $75 when we have some cold spells.
