Summerville, SC ** Plum Creek ** 114 Sarmiento Lane ** Plum Creek ** Summerville, SC

Welcome home to 114 Sarmiento. From the moment you walk in the door you will know that the seller has taken wonderful care of this home while enjoying life that Summerville has to offer for them! One of the best features of this home is the large master suite where the sellers have spent close to $20K on a COMPLETELY renovated bathroom. The renovation includes an extra-large spa shower with river pebble floors, dual shower heads and a custom-built, high end vanity. Don't miss the large walk-in closet that continues to provide a lot of storage space, which this home has plenty of, throughout.

The foyer welcomes you to both the living room and/or formal dining room with 9' ceilings and plenty of room for entertaining any size party. Walking back into the kitchen you will find a great eat-in breakfast area that opens up into the family room/den area. This will be a great place for your family and friends to hang out while the chef of the house prepares their favorite meal in the adjoining kitchen. The large kitchen has upgraded cabinets and appliances, providing plenty of storage and counter space.

The wooded backyard backs up to wetlands which provides plenty of privacy. There is both a screened porch for relaxing and enjoying a glass of wine and an extended patio with plenty of room for grilling and hanging out with the entire family. Don't miss this opportunity to live in a GREAT home in a wonderful neighborhood and community.

WHAT THE SELLER SAYS ABOUT LIVING HERE:

The things we love about our town are almost too many to list. Summerville has that small town feel, yet the conveniences of a large town. Folks know your name when you see them in the grocery store and the entire town fills in the seats of McKissick stadium to watch the beloved Green Wave football team play under the Friday night lights! We're minutes away from several of the historic plantations--Middleton being one our favorite, we visit the plantation and gardens year-round. As our children were growing up, Tim coached and assisted coaching nearly every sport they played and the schools (elementary through high school) are phenomenal. The feeling of community is sincerely what we love the most!

Our neighborhood is peaceful yet the sounds of children playing can often be heard--which is what we have loved about our kids growing up here. When we were looking for a home when the military assigned us here from Texas a child friendly neighborhood was important. We longed for the days our kids could scoot around the neighborhood on their bikes and fellow parents and neighbors weren't shy to interact. We got involved in our HOA Board the first few years we were here (Tina served on the board specifically), we encourage folks to do the same. We loved having a pool we could walk to, as well.

We frequently dine at several of our favorite places in Charleston (since we are only 35 mins or so away), locally we love Margarita's for Mexican, Red Pepper for Italian, Five Loaves for weekend lunches. Montreux is our favorite, the new outdoor dining area is a casual and fun environment!

When we first moved here there was a Piggly Wiggly within 2 miles. Now Publix, Walgreens, CVS, and Spinx are all within 2 Miles in Knightsville! Just a few miles away you will find Target and several Walmarts. For mall shopping and outlet shopping you're only about 20 mins from North Charleston!

Dorchester 2 school district is among the best in the state! And Plum Creek sits right across the street from Dubose Middle School, 2 miles from Knightsville Elementary school and Summerville High School is only 3 miles from us!

We love that we are super close to the ocean! We spend nearly every weekend from March - October on the water! We truly love the Salt Life and slip our boat at Daniel Island Marina which is only about 30 mins away. The beaches are beautiful and we have never got enough of downtown Charleston! We spend time strolling the shops on King Street, lazy days on the lawn at The Battery and the restaurants--we've been here 10 years and I'm not sure we have made it to all of them yet!!!!!

Utilities are better than we have experienced in other states. Our average electric bill with Berkeley county electric is about $150 (obviously seasonality plans in...low months are $95, and high can be a bit over $200 if you're like us and keep the house cold during the summer). Water and Sewer is provided by the city and runs about $70 per month. Gas is with SCEG and is about $25 a month, except for the month of December where it can go up to about $75 when we have some cold spells.
