Summerville, SC ** Legend Oaks Plantation ** 208 Green View Court ** Legend Oaks Plantation ** Summerville, SC

WHY THE SELLER LOVES LIVING HERE:

The thing I love about Summerville is that while continuing to grow, our little town maintains its charm and sense of community.

In addition to be being right in the middle of a fantastic Golf and Tennis club, we also have access to two pools. Legend Oaks is great for family fun and adult fun. Our Social Committee schedules get togethers on a monthly basis. We have a fantastic LOP Swap Facebook page for residents only and a LOP Food and Entertainment page where you can get up to date info on local restaurants.

We love to eat at The IceHouse in downtown Summerville. Perfectly Franks is another favorite and was featured on Diners Dives and DriveIns. The Chicken Shack recently opened and has earned many kudos for their outstanding chicken. For a great cup of coffee and fresh roasted beans, we love locally owned Coastal Coffee Roasters. Of course. we have Starbucks, Chili's and Chick Fil A and other big name offerings, but it sure is nice to frequent the establishments of our neighbors. :)

When we bought our home we were drawn in by the superior rating of the school system. Our schools continue to earn awards and maintain their top notch ranking in the state. Beech Hill Elementary, Gregg Middle and Ashley Ridge High Schools have each received top honors in the state by being named Palmettos Finest Schools. Ashley Ridge is rated number one of the three high schools in Dorchester District 2.

The Charleston are is wonderful. We are only minutes from historic downtown which offers 5 star dinning and shopping. We have world renowned golf courses, We have beaches for relaxing, surfing or paddle boarding. We have rivers for fossil hunting and floating. We have forests for hiking, camping, mountain biking or bird watching. There is literally something for everyone within minutes.

We love to attend Ashley Ridge sporting events, especially football. Our school is currently tied for the Region 8 AAAA title.

Of course everyone likes different things. We have everything from book clubs to triathlon training clubs.

With the installation of a brand new AC unit, our LG&E bills are better than even.

WHAT THE RESIDENTS SAY ABOUT LIVING HERE:

Our neighborhood is great for porch parties and exercising. Everyone in the Old Village is so friendly. We also love how close we are to Shem Creek, which hosts a variety of dining establishments. We are also about a mile from Pitt Street park which is perfect for exercising, picnics, and watching 4th of July fireworks.

We love to eat at Hometeam BBQ, Five Loaves Cafe, Tavern and Table, Triangle Char and Bar, and Tazikis.

We were drawn to the proximity to Sullivan's Island, the Old Village and the Pitt Street Bridge. The thing we love about Mount Pleasant is how close we are to dining, shopping, and downtown.

The Charleston area is wonderful for people who love people, history, and the outdoors
A few other things that I can mention about the Old Village is how rich with history it is. The homes all have a story to tell and that is something we resonate with.

Of course we all like different things, we enjoy the kayak ramp right in Pitt Street park.

Welcome to 24 Apollo!  This COMPLETELY renovated cottage provides you an excellent opportunity to live in the charm of a 1940’s home with all of the conveniences of modern upgrades.  The architect and contractor took great pride in updating this house while keeping a hint of the cottage charm with the trim, door hardware, transom vents and much more.  The electrical and plumbing have all been upgraded along with a new roof.  As you walk into the main door the refinished (yet original) hardwood floors guide you through the living room into the dining area off of the kitchen.  The original galley kitchen was transformed into a larger kitchen with new granite and stainless appliances that is open to the dining and living area.  An additional counter and cabinet area adds to the space, and storage of this already large kitchen, that will be any chef’s dream!

Off of the main living area, the 2 guest rooms share a full bath.  With the original hardware and doors throughout the house, you will love the old time feel of this home with all of the modern day comforts.  The master suite was added to the back of the house and provides a walk in closet, dual vanities and a large custom tile shower.  Off of the back door of the home is a large, brand new deck providing a great place to entertain in the back yard.  Both of the sheds have the ability for power to be run to them; one of the sheds is large enough to have its own loft that can be a great place for additional storage or even a craft room or office!  The newly landscaped lot provides plenty of room for parking while leaving enough space to play!

WHAT NEIGHBORS SAY ABOUT THE AREA:

I love to eat at Al Di La in Avondale. Their gnocchi is the best in town. Avondale Wine and Cheese shop is another great addition to the neighborhood for dine-in parties/events or a quick stop for a bottle. Swig and Swine BBQ is great and the bartenders at Triangle are the best in town.

When I moved to the area, I was drawn to the conveniences of the Harris Teeter, dry-cleaners, restaurants/bars and the proximity to downtown.

The Charleston area is wonderful because it is a perfect mix of old southern charm and history with all the conveniences of modern life. Charleston has distinct and unique neighborhoods that lend to more of a small-town feel. There are constant social and cultural offerings as well as all of the advantages of living close to the water.

Another thing to mention... Food. There are great restaurants on every corner.

I love all of the outdoor activities in Charleston. Bike lanes are popular along with outdoor running trails and kayaking.

WHY THE SELLER LOVES LIVING HERE:

What we love most about Mount Pleasant and the Charleston area is the great food, friendly people and convenience to the beach and waterway. We are able to raise our family in a safe environment with plenty of activities on the weekends.

My wife and I lived in Hamlin Park with 3 young children and it was a wonderful community for families. The pool and common area were always well maintained with shaded oak trees and the neighbors were friendly. The holidays were always fun with neighborhood parties and events.

We love to eat at close by restaurants such as Mellow Mushroom, Wild Wing Cafe, On 41, East Bay Deli, Basil, Opal and Wasabi. There are plenty of restaurants minutes away from Hamlin Park.

The Market at Oakland shopping center is less than 3 minutes away with plenty of food and shopping options including a Walmart. There is also a Harris Teeter just 5 minutes away.

The Charleston Area is wonderful because of the amazing scenery and delicious food.

A few other things I can mention are the great walking and biking paths that connect Hamlin Park and Hamlin Plantation.

The location is extremely convenient to the beach and to many Charleston rivers and waterways. You can get to the beach in less than 10 minutes or find a place to fish / kayak in 5 minutes. This location is convenient to many great areas to enjoy in Mount Pleasant.

We enjoy the outdoors and there are plenty of options to get outside around Hamlin Plantation. There is a great hiking trail that connect directly to the neighborhood.

HVAC unit was replaced July 2015 with a new unit. This will certainly help with energy efficiency in the home. SCE&G and Mt. Pleasant Water provide the utilities to the area. The trash collection is handled through the Town of Mount Pleasant.

Goose Creek, SC ** St. Charles Place ** 107 St. Charles Way ** St. Charles Place ** Goose Creek, SC

Why the seller loves living here:

The things I love about Goose Creek are a short drive to The Joe to watch the Riverdogs, to the airport to pick up visiting friends, to the outlet malls for some great deals, Sullivan's Island which is laid back for a beach and, of course, Charleston and King Street, The Battery, The Market, Charleston Music Hall, Dock Street Theatre, and any walking tour south of Broad Street.

We love to eat at - well it’s close to Charleston so it is hard to narrow it down to the top 25! In Goose Creek you can't beat Gilligan's Seafood. In North Charleston you have all the chains you would ever want. AND then there is Charleston: Husk (farm to table) Hanks (Seafood), Justine's (Fried Chicken) Rutledge Cab Company (yes it’s a place to eat), Hominy Grill (the big nasty - a great breakfast), Palmetto Cafe (She Crab Soup - the best), Poe's Tavern (fish tacos, or nachos on Sullivan's Island) Toast for breakfast, 82 Queen, McCrady’s, High Cotton, SNOB, Hyman's (very busy! You can't beat their fried whole flounder), Planters Inn, Butcher and the Bee (upper King Street is popping with newer places) and the list goes on.

When we bought the property we were drawn to Goose Creek because of its location. It’s tucked away and private, but close to everything in Goose Creek and easy to access North Charleston shopping, I-26, airport, outlet mall and you have your choice of several beaches (Folly and Sullivan).

The community is growing so it’s a great investment as well as a great place to call home.
The Charleston area is one of a kind. It is historic and living at the same time. All the old homes and buildings as a beautiful background to do life in 2015. A nice dinner in Charleston can take you back to another place in time and then hit the streets for great shopping and everything you need is close by.

I love the "walking" nature of the city. Park the car and you can enjoy a while day of diverse activity before you get back in the vehicle.

But if you want to drive - don’t miss the gorgeous plantations. MiddletonPlace, Magnolia Gardens and Drayton Hall will delight any history buff.

A few other things I can mention are the southern charm of the people and the town, the eclectic mix of people from all over the world and the fact that most people who move here like people! If you are a quiet person, Charleston has plenty of spaces to enjoy peace and solitude. If you are a people person you can find a world of people to make friends at work, play, school, church or community activities.

For runners, Charleston is a flat land dream - no hills. But if you need the challenge of a hill then there is no more majestic view than running/walking across The Ravenel Bridge. Try the Cooper River Bridge Run in the spring time - 35,000 runners, dozens of bands and a great after race party in Charleston.

Whether you enjoy the beach, shopping, historic tours, people watching, golf, fishing, running, biking, walking, or antiques, we have found it all nearby to our home in Goose Creek.

The main pool features a water park with a beach-style zero entry pool, looping waterslide and kids splash park area. Separate from the club membership, Dunes West offers many other amenities such as a golf course, neighborhood dock, boat / RV storage facility and boat ramp.

WHY THE SELLER LOVES LIVING HERE:

We love all that Mount Pleasant has to offer - amazing county parks, one on the beach and one on the marsh complete with a waterpark. Stand-up paddling, kayaking, and sunset cruises out of Shem Creek. Boone Hall Plantation and Market, which offers a Pumpkin Patch in the Fall and a Strawberry Festival in the Spring. Runners enjoy at least 10 miles of paved trails in Park West and Dunes West alone! The beaches are so convenient, we love spending time at Isle of Palms and Sullivans Island.

Our neighborhood is great for families of all ages! Drive by on a sunny day and you will see several groups of children playing on our street. It is a very active community, and lots of neighbors walk, run, and bike around our street because it is a loop. There are "pink flamingo" socials every two weeks in the warmer months. Many houses are on the marsh, and it is fun to see an occasional crab crossing the street. We feel very safe being in a gated community.

Dunes West itself has amazing amenities - the best pool in Mount Pleasant, complete with waterslides, huge shade umbrellas and two zero-entry areas. Amazing tennis courts, golf course, dock, boat storage, boat launch, and athletic club.

We love to eat at Toffino's Italian restaurant and bakery. One walk by their dessert counter and you will understand why! We also love the restaurants "On Forty One" with award-winning executive chef Brannon Florie. Grab a great breakfast at Eggs Up Grill or Cracker Barrel. Lunch at East Bay Deli or Fountain Cafe. There are amazing Thai, Vietnamese, and Japanese restaurant nearby too, they are all very good. The new Starbucks drive-thru is amazing and the recent growth indicates that many more amazing restaurants will come to North Mount Pleasant soon!

A quick drive to the Shem Creek area gives access to some amazing seafood restaurants. Even closer still are all the upscale restaurants in Mount Pleasant Towne Centre.

We have two grocery stores VERY close - Harris Teeter and Publix. There is a Wal-Mart nearby too, and a small post office in Ace Hardware that hardly ever has a line! Boone Hall Market offers fresh local seafood, produce, meat, and ice cream!

The Charleston area has so much history! Take a stroll down the amazing homes along Charleston Battery. Horse-drawn carriages will tour you around this historic city. There are amazing museums too. And all so close to the beach!

Expect lots of visits from family and friends when you live in the Charleston area! It's one of the top tourist destinations in the country.

We love the easy access to the beach! The Sullivans Island and Isle of Palms beaches are so fun for the kids. We love the fresh local seafood too. Living near the water has so many benefits!

Mount Pleasant has so many activities for children. The nearby Park West Rec Center now offers 5+ miles of hiking trails, a very nice track (home to the Mount Pleasant Track Club), paved exercise trails, soccer, baseball, and football fields, a playground, and an indoor pool! Many people enjoy walking, running, or biking the bridge from Mount Pleasant to Charleston too.

We love that there are multiple options for high-speed internet and cable! AT&T U-Verse and Comcast both offer amazing service. Mount Pleasant Waterworks for water and sewer. SCE&G for electric and gas. We have never had any problems with our service providers.

WHY THE HOMEOWNER LOVES IT HERE:

What we love about the Charleston region is the amazing amount of activities available. Few places outshine Charleston’s combination of cultural heritage, romantic vibe and lively restaurant scene. Throw in nearby beaches and numerous other outdoor activities and it's no wonder Charleston is so popular. A growing economy, diverse communities and abundance of educational institutions are just a few high points that Charleston can offer.

Our neighborhood is great for someone who enjoys privacy and being close to the water. With its own boat ramp on Goose Creek Reservoir just a 5 minute walk from our home, we can be on the water in minutes for a sunset cruise, kayaking or to go freshwater fishing. Laurel Hill Plantation is almost centrally located in the greater Charleston metro region. We can be anywhere in 30 minutes or less. Commuting is easy with multiple routes available to downtown, Mount Pleasant or Summerville.

We love to eat at many of the restaurants downtown or in the trendy new restaurants on East Montague near Park Circle.

When we looking at homes in the Tanner Hall area we immediately noticed the new shopping center anchored by a new Bi-Lo Store. It offers several restaurants a variety of other convenient stores and services just 5 minutes from our front porch. Just 15 minutes away we also have Tanger Outlets and the Northwoods Mall and hundreds of stores, restaurants and services along Rivers Avenue in North Charleston.

Charleston has a unique vibe that is hard to pinpoint. We love to visit places like Cypress Gardens in the morning and then go to a rowdy Oyster Roast at Boone Hall Plantation in the afternoon. There is simply no shortage of things to do in Charleston area.
A few other things worth mentioning are our friendly neighbors. We know everyone on our street and it's nice to be in a well-established neighborhood with a mix of young and mature families.
We love the overall southern charm and politeness that seems to be common and contagious. We also appreciate all the wonderful local produce and farmer's markets.

Of course with so many things to choose from you don't have to settle for one single hobby. We enjoy boating and have found that having access to both fresh and salt water is a huge plus depending on the weather and what sort of fish you want for dinner. We love gardening and have just enough space for a few raised beds that grow until late fall.
Our utility costs are very reasonable for a home this size. With the reliability of SCE&G we have seldom had any outages. We love having the convenience and economy of Natural Gas for our fireplace and Gas Grill. If we did have a sustained outage, we could still cook and stay warm using the Natural Gas as a backup. Average combined electric/gas bill has been $ 191 per month for the past 23 months. Charleston Water and Sewer provides reliable service and reasonable prices and most of all good quality water. Comcast cable and internet have been remarkably reliable.

WHAT THE SELLER SAYS ABOUT LIVING HERE:

The things I love about Mt. Pleasant are close proximity to the beaches and downtown Charleston and the many retail and service businesses that are available.

My neighborhood is great for the amenities including the many walking and biking trails, and the pool and tennis courts. Neighbors are friendly and there family friendly events hosted at the clubhouse.

Where do I begin, I love so many restaurants in town, great foodie locale! In Mt. Pleasant, my favorites are Fuji, Slice, Coleman Public House and the Charleston Harbor Fish House, great food and views!
When I bought the property, I was drawn to the conveniences of having a Publix and Harris Teeter close by.

WHY THE SELLER LOVES LIVING HERE:
The things we love about Mount Pleasant are the proximity to the beach and Charleston. We are so close to so many cultural, outdoor, family, etc. activities that you never run out of fun things to do with family and friends.
Our neighborhood is great for family activities. We really appreciate that we can get outside and walk or ride a bike and still be in the Park West community. And new activities are added all the time. Recently some old paths have been remodeled into some small dirt bike paths perfect for exploring with the kids in a Saturday afternoon.

We love to eat at Salt at Station 22 and many of the fantastic restaurants in nearby such as Umi, Mellow Mushroom, Sol, East Bay Deli, Steel City Pizza, Burton's Grill, and Los Arcos. In 20 minutes we are in a blossoming foodie town.

When we bought the property we were drawn to the closeness of Park West amenities and schools. The community center is great and we also have a Recreation Center within Park West. The schools are also right in Park West which is very convenient.

The Charleston area is wonderful for family time. Taking the dog to the dog park or the kids to the beach or visitors kayaking is so close that you forget not everyone has all these outdoors to explore practically in their backyard.

A few things that I can mention is how enjoyable it is to sit outside after dinner and read or talk with friends and be comfortable and listen to the marsh creatures create their own background "music" or even catch a doe and her fawns stroll by.

We really enjoy going to the beach. Many evening and mornings are spent strolling at IOP.

Of course we all like different things, we enjoy taking the kayak out at Paradise Pier. Our daughter likes the variety of shopping and restaurants in Charleston and Mount Pleasant to explore with friends. Our son likes the fishing ponds and Crab Dock in Park West. Each has something different to offer.

Our utility costs are reasonable. SCG&E provide our gas and electric in a combined bill. We averaged $314 for gas and electric in 2014. Mt. Pleasant Waterworks provided the water. We averaged $79 for water in 2014. This was much lower than we were used to paying for water. One additional perk is trash and recycling pick-up is still free. The has become fairly uncommon across the United States so we felt a bit spoiled that Mount Pleasant still offers this service for free.
